Low-slope roofs fail differently from pitched ones and are diagnosed differently. Water does not run off, it sits, so the failure points are seams, upstands and the flashing where the roof meets a parapet or wall. Ponding that is still present forty-eight hours after rain is the clearest warning — it means the fall is wrong or a drain is blocked, and standing water will find any weakness in a seam eventually. Patching a flat roof without addressing why water is sitting there is temporary by definition.

Salt accelerates corrosion on every metal component up there — flashing, fasteners, drip edge, vent collars — so the parts of a roof that are supposed to outlast the shingles often do not. Add hurricane exposure, where Candler County takes both the wind and the horizontal rain that comes with it, and the older housing stock near the water with its steeper pitches, slate and tile sections and complex roof geometry, and the result is a market where leaks cluster at the junctions rather than in the open field of the roof.

Water that clears within forty-eight hours is normal. Water still sitting after that is adding load, accelerating membrane breakdown and will find any seam weakness. It usually means a blocked outlet or a fall that was never right.
Isolated seam or puncture failures patch perfectly well when the membrane is otherwise sound. Once there are multiple failures across the field, or the membrane has gone brittle, patching stops being economic.
